The Skagit valley saw lots of flooding, but I don't think the water made it that far north. The issue with those houses on the west end of Colony Rd is that the ground is always wet because they're at the bottom of a long hill, and the train tracks are essentially a dike with a few culverts.
I like "historic Blanchard". Sounds a lot better than gravel road rednecks and dirtbags!
The funny thing about "creek (on or near) property" is that it's never been much of a plus due to wetland/critical area setbacks and buffers. But in this town I'm not even sure 'on fire' would have much impact on price.
