    Definitely has potential.

With the ramboard and lath and plaster cutouts it looks like someone is in the middle of replacing plumbing throughout, can't think of any other reason to demo in such a disconnected way. I detect some experience behind the demo cuts, everything is cleaned out down to the structural members and cut lines are straight. Makes for better, quicker cleaner repair work.
This one went pending, too bad I'll probably never get to see what the new owners do with it

I heart train noise! And those aren't hang gliders.

Flood factor 10/10 means even the dirt isn't worth buying.

Did that area flood during the heavy rains this year? I've seen some listings in Bellingham that advertise "creek in the backyard!" which kind of makes me laugh -- is there still anyone who sees that as a selling point in that area?

The Skagit valley saw lots of flooding, but I don't think the water made it that far north. The issue with those houses on the west end of Colony Rd is that the ground is always wet because they're at the bottom of a long hill, and the train tracks are essentially a dike with a few culverts.

I like "historic Blanchard". Sounds a lot better than gravel road rednecks and dirtbags!

The funny thing about "creek (on or near) property" is that it's never been much of a plus due to wetland/critical area setbacks and buffers. But in this town I'm not even sure 'on fire' would have much impact on price.

a positive attitude will not solve all of your problems, but it may annoy enough people to make it worth the effort

It's essentially a tidal flat, isn't it? It's probably about five feet above sea level.

I fucking love that 1960s shag pad.
My wife reached out to the agent, and unfortunately it does not come furnished. "But arrangements can be made".

I would want to preserve that in all it's beautiful lucite glory.

With taste like that, I'm just staggered that you're married..... but as my mother in law says, "There's a lid for every jar." She was also a special education teacher for 35 years, so there's that.
