    ISO: Pimp housing in boulder?

    Next school year will be my last in Boulder, and I want to finish my time here not living is some disgusting slop-hole with a bunch of mouth-breathing heathens.

    I guessing combined with all the boulder peeps on here that over the years the maggots have seen the inside of many boulder properties. Looking for something within walking distance of Pearl. Maybe 2-3 Bedrooms, fenced yard, garage or basement for playing music, woodstove = huge bonus


    so, who knows what I should start looking into?

    Can you wait till October to move in? Theres a great old Victorian on Mapleton Hill, stumbling distance from the West End. Three bedroom, fenced in yard, garage (music might work in there), hardwood floors - old, but a very nice place.

    housing helpers sucks big fat donkey cock. the biggest scamsters ever. fuck them in their stupid asses.

    that said, go the craigslist route. and suggestion: being a professional not a student will be very good for your prospects of them wanting to rent said house to you.

    but the neighborhood cannot be beat. i love living at 9th and spruce.

    Mapleton Hill is where I lived my last year in Boulder and it is a great place if you can find a house back there. Not as run down as the Hill and close to Pearl, buses, Mt Sanitas, etc

    I rented my last place thru Housing Helpers- they weren't bad. I was even able to break my lease (thru the owner of the townhome, of course) without penalty.

    Marshal is right on though- 9th and Spruce is an awesome area. Even closer to Sanitas would be better... but of course more expensive. I lived in a pretty sweet place on 22nd and Pearl for a year and it was fucking awesome being able to bike and walk everywhere. If only I could buy a $300k house down there....

    every single person i know that has used Housing Helpers got fucked in some manner.

    for example, my fiance was charged a full deposit + a few k more for carpet replacement and kitchen repairs after they moved out, even though the carpet was documented on the lease as not being new, and was left in MUCH better condition than when they moved in, as was the whole house. yes they may have been able to fight it, but nobody was living in colorado when the deposit bill was issued, so fighting it would be more than the money involved - which they obviously knew with 3 out of state addresses.

    i mailed a rent check to them, and it was returned as being at the wrong address, even though the address was correct on the envelope. i then stopped in to hand the check in in person, along with the envelope and still was forced to pay $150 in late fees.

    i can go on with other people in college getting fucked. fuck them, and their staff, which at every turn has been dicks and bitches and fuck people over for profit.




    edit- phish, i pay 1200 for a 1bedroom house with a garage, fenced yard, and 2 off street parking spots

    heh. i pay 1000 for a 3 bedroom apartment with shitty insulation off a busy street. It is so totally not worth the savings.

    I had a one bedroom condo on 22nd and Pearl for $750/month. Two story, two decks, one parking spot, and a storage unit. W/D included also.

    i've been seeing some pretty cool houses throughout alpine and dewey. only seen a couple that have garages though; most of it is street parking.

    i lived in a cool house on (2218?) edgewood dr. just north of pearl, easy bike ride to campus and walking distance to pearl street. It's five bedrooms though, hardwood floors, fenced front and backyard, gargage. The dude that runs the Brazilian Jui-Jitsu place in boulder owns it and rents it, super chill guy, used to bring us kegs on special occasions like christmas, st. pattys, 4th of july, etc.

    We packed in 6 and rent was someting like $300 a month.

    Stay away from any Boulder Property managed places.

    Unless you've got a decent amount of $$$ to spend, don't bother buying anything near Pearl St. A smaller one bedroom close to Pearl is probably $250k at least.

    I don't think they're going up that much in Boulder these days.

    I'm basing my guess at pricing on the area I used to live in, near 22nd and Pearl/Spruce. I lived in a ~700 sq ft condo that was probably 30+ yrs old (I rented) and there was a similar, slightly smaller one for sale for $225k, two yrs ago. I've seen some nicer condos on the west end of Pearl for sale, smaller, for $300k plus.

    There are a couple decent websites to look at for Boulder homes- coloproperty.com and coloradohomes.com. I had a lot of luck with both when looking for homes to buy.

    dude, you are not going to buy a place on mapleton hill for less than $750 and you are not going to buy a decent condo in boulder downtown for less than $300

    and the housing boom has flatlined, so don't expect much change year to year. also, i have been told by several people that in general, you need to live in a house for at least 5 years to not loose money on insurance, agent fees, morgage fees, intrest etc...

    however, i do know a few really good agents if you want one, just lemme know...

    Hmmm, Im still looking. Anyone have any info on this? We might go to 5br since we got two buddies coming back from abroad.


    This is such a pain in the ass, I have spent hours and hours on craigslist and have only found a few good things. Everything is down in fucking martin acres and we dont want to live their. Either the hill or pearl area. Buying is out of the question now.

    damn, dude, I walk by 9th and spruce every day. I am happy with my house (and couldn't afford to buy down there anyway), but shit, that's a block from my office, that would be sweet.
