Annual property taxes north of $8K. Lakefront property in SW NH (50' of lakefront on a pristine lake) appraised at $425K (pre-COVID). Annual property taxes just north of $5K. No income tax, no sales tax, no can deposit.

Blue bird sunshine on the sun mountain turned fast and firm into soft and carvable, even a little peel away corn, x2 days. Expectations exceeded. Happily it also got my better half out for our first ski in 2 years post-health challenges.
Yes, a little early in season for spring type conditions but with this winter I will take what it gives.
Skiing is fun.
