    I am doing a new build w Nat gas, I am think two 199k tankless for hot water. I could probably run heat off it to. Not sure I want to due to the legioners thing....

    I have a Navien that does both
    Two totally separate loops
    No legionnaires, at least due to the heating loops

    We looked into tankless years ago to replace our 2 electeric water heaters that came with the house. At that time we were told Truckee water was too cold and a tankless wouldn't get it hot enough. At that time the fact that we were only in the house part time was a consideraton. However our LEED certified architect points out that in Sacramento if he is gone for a month his tank water heater gas bill is about 8 bucks, so at least economically it wouldn't make sense to go tankless--payback would be far longer than the life span of the heater. In Truckee for a second home the payback would be shorter than in Sacto but still longer than the life of the water heater.

    Thanks for all the replies.

    I was definitely planning on a gas heater, not electric.

    Reading this thread has me thinking that, because it's really only in issue in the master-bath shower...maybe I should get a little (gas?) tankless heater only for that line.

    The house was originally a 3/1, and the previous owners added on a master bath/bedroom but never updated the water heater.

    So maybe I don't have to change the heater for the whole house, just something to keep the wife and I from having to take cold showers. We are fucking adults, for chrissakes.

    Ha. I think I know who you're talking about. If it's the same guy, he also said that in Big Sky you better have one badass heater with some serious BTUs (which defeats the efficiency standpoint) or just get a standard tank because the incoming water is so freaking cold compared to municipal water in warmer climates. That was the biggest thing that kept me from bothering when it came time to replace my tank. Before making the decision, I tested the cold water from my tap. It was coming in at like 36 degrees. Yeah, that's a bit much for an affordable tankless to deal with. When I move back down South though where the incoming water is like 70 degrees, even an inexpensive (NG) tankless should have no problem at all.

    As I have posted in the other thread, I ask my plumber every few years abiut tankless and he still does not lime them. They are too costly to put in, run, maintain and repair. Replacing a 50 gallon tank heater every 10 years is far cheaper. And this is in southern California where gas is plentiful and cheap and the weather makes hearing and delivering hot water throughout the house easy and efficient.

    I agree it is a constitutional right for Americans to be assholes...its just too bad that so many take the opportunity...

    Ditto for Portland Oregon; my plumber (who would have done the work either way) said the payback period on a tankless would be about the lifetime of the unit, but the up front costs are a lot higher than just replacing a tank. That would have been a retrofit in an old house, maybe the math is different in new construction.

    We've got 6 people trying to get ready in the morning and nobody ever has to endure a cold shower. Endless hot water is great. Like really great.

    What are the approx installed costs for a decent one? I have a 3/2 that needs a new water heater in the next couple of years.

    Obviously it will vary based on location, installer, etc. Just trying to get in the ballpark.
