That's great. One paper, without pictures you could paint that very favorably sounding: wood burning stove, washer/drier all the appliances, new floors, natural spring, clawfoot tub, rustic wood, open floor plan, tankless heater, new heat system, solar, shed and a cozy 2nd story. Come experience Montana's mountain views on your own ten acres!

There was a time my wife and I would have been okay living in a place like this.

I think I might know the guy selling this. Anyone around that area in the last 20 years knows about that spot.

There was a time when that would have been $150k, or less, even in Sebastopol.

Look how ugly this 1934 estate is. I can't even tell which side is supposed to be the front. I thought we didn't start building ugly expensive houses until much later.

I made a lot of money working out in Clarkston over the years. The crowd in that subdivision is unlike anything I’ve ever met but I found them to be more inviting than some of the enclaves in NorCal.

A group of my friends have slowly been buying up the properties out there. They’ve been building swells/ponds, planting trees, and doing their best to improve the land. I hope it works out for them.

When I was on the fire team up in the Santa Cruz mountains we would get calls out to Last Chance and you ain't lying. Real weird vibe, they didn't like strangers at all and if you had a government patch on, forget it.

That was a looong time ago. We were looking around up there and around Petaluma and San Anselmo 30 years ago, but said fuck that to the daily drive in and out of The City.

This picture popped up in my FB feed and is no longer for sale but would have made an interesting Zillow offering. I went to school with some of the kids who lived in it.

"The home and the roller coaster shared a major support beam and were connected. Kirby built the home up at various stages and by 1948 it featured a living room, music room, breakfast nook, kitchen, dining room, bathroom, and 3 bedrooms on the first level.[5] On the basement level a laundry room, bedroom, office, and children's play area filled the space."

Front door is visible on the left.

    Zillow/Redfin Gems

Impressive. Value went from 250 to 850 in 2.5 years.

    What am I doing wrong?

Fluff and buff, grab the moneys.

Our earth berm hippie house was hard enough to finance and get insurance on, add a sod roof and you can fuck that.

I’m going out on a limb here to guess that based on the sod roof and new floors, there was substantial renovation required during that 2.5 year period due to roof leaking. So many places for leaks to occur in 35 years.

    WTF?!?!
On 1.5 acres with huge outdoor space and easement for a 150 acre private pond shared by just a few others.

But yeah, one tiny bathroom, back side of house gets marginal light, no idea how/if the ventilation works. I’d want to see the insurance agent’s quote - my agent sez water leaks are biggest losses.
