    Fred is not wrong tho.

    Others already nailed it. Balance sheet, income stmt, general ledger, and a reasonably current liability/reserve study should tell you all you need to know. The issue is what they are spending your dues on.

    Spent a decade on my HOA board after getting roped in by my neighbor who was a member and looking for a warm body.

    We had to shell out 16k for an audit once when a homeowner got a hard on about it and mustered enough idiots to support his motion at the annual meeting vs the usual reviewed.

    Side by side audited vs non books told you the exact same thing. We spend a shitton on landscaping and water.

    my life doesn't suck where do you want me to begin? I work hard and play hard
    I just get worked up when people get stupid when it comes to hoa's
    have had to defend myself against accusations runned up a nice legal bill for the hoa while doing it because I was right
    have done huge assessments that weren't popular

    but all it takes is one guy with a pitchfork to gather more people and come after you
    when all they had to do was be involved not that hard
    it's a blast let me tell you

    I can only imagine the unexpected repairs that come up in snow area that lead to special assessments with people demanding justification.
