Stick to luxury cars (super wealthy will be less affected by interest rates) and weed (recession proof). Of course you're smart and already know this.

    It's stereotypical to think those with money have poor work ethic and those that are poor have great work ethic.

    Plenty of people with money snowball it into more. That's all I am doing.

    Most workers will never achieve much wealth regardless of their work ethic.

    Buddy of mine that started a dealership about a year ago sold 90 cars this MONTH.... The store I am at has doubled in size since I started.

    If anything the exotic/luxury market will take a hit. Your normal middle class family buying a normal car don't check their stonks before buying a Camry. Lol.

    Researchers at "Smart Asset" compared rent prices across the country from 2014 to 2017.
    Nashville ranks #7 for the greatest rent increases.

    The average price here jumped 37% to a monthly average of $1,499.
    I'm thinking about putting a high end butcher shop at one of our apt complexes this year too! I'm also looking at farm land.

    I live in #7 and you'd never know that we rank that high if you drove through. With empty retail spaces and empty restaurants all over the place and run down might as well be abandoned properties everywhere it sure doesn't look like the residents are successful. Heck there's only two stores in the entire county that you can buy a package of underwear other than the supermarkets. Like with most of the eastern third of NY State the drive through areas are run down and neglected, the pavement is hammered and it's apparent there was absolutely no thought given to urban/suburban planning over the last 100 years, it's just an amalgam of poorly planned and thought out zones connected by a single lane 250 year old stagecoach road. Most areas don't have town water or sewer, garbage pickup is private in over half the county still, there isn't a dump or recycling center anywhere in the county so many of us have piles of garbage we can't dispose of like old hot water heaters, lawnmowers, fridges just laying around in the yard. It sure doesn't feel like a rich area until you go to pay your property taxes and realize that they're astronomical compared to places that there are businesses that produce things so since we don't feel the need to bring in businesses that manufacture things it must be rich right? I think we're also under 3% of the residential properties are rentals and that's probably because there is almost no public transportation.
