    Building a home...

    While we're waiting patiently for the pow...my wife and I are building a new home in Colorado. This is a great way to learn about each other in a relationship. We're just about done with the framing. We should be moved in by Christmas!

    Thought I'd share a few photos on the progress.

    It ends up being about $150-175 sq/ft depending on how much my wife and I do ourselves. For example, we're going to finish the lower level, landscaping, and some of the flooring.

    Our architect was Ladwig Stuidos. We did most of the interior design ourselves, and the architect added some great exterior features.

    Our GC is Pisces Builders (Summit County). Great team. We worked real hard to find a good GC. As a side note, I recommend serious background checks and investigations on GCs before signing. For example, we discovered that our first pick ended up having some serious court battles.

    Good luck, dude. We built our house as well... The framing was fun... but then we had to pick the tile, the plumbing fixtures, the types of showers/tubs, light fixtures, where to put all of the electrical outlets, what kind of doors/windows, paint color, carpeting/flooring... it pains me to think back on it. The larger the house the more of a pain it will be...

    You are very correct... you will get to spend a lot of time with your wife. Lot's of stress.

    Point of reference, my wife and I added on to our house during the winter of '05-'06 in So Cal. You remember, the one where it rained really hard the w/e before Halloween and didn't stop until May? Yeah, well, we lived in our garage throughout with a dog, 2 cats, a 2-year-old, a daughter on the way. Our contractor told us we'd be in by 4/1/06...we moved in in August and still had a few punch list items incomplete. My advice? Maintain a sense of humor and keep track of ALL progress. If you end up with some deadbeat sub-contractor who is doing sub-par work or holding up progress be really aggressive about getting him off the job. His performance won't improve if you cut him some slack. Don't ever compromise! It's your house and you'll regret it if you do.

    As the gay guys across the street from us said, "you'll have a really beautiful house in about a year." Best reality check ever!

    Build rates over there are amazing. Yookay rates are around £90 psf (rubbish spec.) to about £130 psf for decent spec.

    I hope the build continues as planned. Building my own place is a dream that will, one day, become a reality.
    Not around much these days.
