    I got told on.

    How lame is that? I feel like I'm 10 or something. Somebody sent me a really lowball offer on a house. I counter offered basically back at the full price and said we'd start negotiating when they brought a real offer. The offer was over 30K below asking price and the property isn't even 300K.

    So the agents' broker sends this ridiculous tattle tale email to my broker and CC's me on it. I guess I've been out of the office politics stupid corporate shit for too long. I came close to sending the guy an evil response, but instead just tastefully pointed out his stupidity a few times and did a few corporate side-steps. I hate this crap.

    I'm sure my broker will just laugh when she sees the email, but it still pisses me off.

    I've lowballed a bunch of properties and usually the shit flows my way. I shake it off and so should you. But the Kalashnikov is an amazing tool if you really need it.

    The hammer...not so good for an office full of snarky real estate agents. One on one, sure, it's a good thing. But you need to think about the logistics, man. Don't forget the logistics.

    Not to be a sourpuss. I'de take what you can get before the real estate market really tanks. There are so many empty houses that are being squatted on it is not even funny. Once all those the bad loans are unwound and all those the foreclosed houses hit the market... watch out...and when the herd starts selling... you'll be happy to get get 30k under your original asking price.

    If you are feeling really strong on the property, simply counter the lowball back with a HUGE increase in asking price...say, precisely as much as the difference in the lowball.

    I like this idea. Sounds fair. but make sure you throw something in to sweeten the deal, maybe a pair fo Pre 2200's or K2 USA unlimited 5000's...or just leave them the puke green appliances...

    the offer wasn't/isn't the problem, the agent is.

    My buddy just offered $330k on a $375k house in Denver; he closed at $350k.
    I just did basically the same, although not quite as aggro on the lowball.
    But still $30k less than asking. We're closing at $15k less than asking, exactly half of my "lowball."

    It IS a buyers market in many places right now, at least in parts of Denver.

    That said, I repeat the above assertion. The offer wasn't the problem, the agent is just a cock-gobbler.

    I don't mind being lowballed. No problem there. I feel great about the property (huge lot right next to the biggest redevelopment in SLC "City Creek"). No worries there. Plenty of action since it's warmed up.

    Yoss, is right. The agent (actually the broker) is just a tool. That's what has me pissed off. His email to my broker may be the lamest thing I've read in a long time. The sad thing is he couldn't even do simple math correctly. Which made me want to unload even more. My tongue is almost cut in two I've been biting it so hard.

    I was having a conversation with a buddy yesterday about R/E agents and their opportunity to really shaft a client. For the most part, the buying agent knows his client's upper threshold and the selling agent knows his client's lower threshold. What's to stop two agents who may have known each other in the past from going behind the scenes to work something out in their benefit??

    This is why I don't use an agent. think of it from their standpoint. They'd still get 3% of 270K, what's another $900 in the context of $9000? I know, I know 10%, but that agent will take the $$$$ and run every time.

    that commission structure is all wrong. That's why RE agents are a bunch of order takers. how hard do you think they'd negotiate your property if they only worked on a commission based upon your profit?

    I agree, I'd like to see the email.

    As for the opportunity to shaft (that sounds dirty!), what's to prevent them? Simple. The law. What you describe is blatantly illegal. Of course, scumbags break the law, but most people don't. So don't hire a scumbag and you'll be ok.

    my favorite one was when I sold real estate years back and had a listing for a 2 family and a serious buyer came back to the seller( behind my back) and told him to let the listing expire and save the commision money when he bought it. Luckily, my seller was a stand up guy and told me what had happened. When I confronted the buyer he stammered through" that's not what I meant" . I DID sell the house , to someone else, and the seller accepted the offer on 9/11(yes, THE 9/11) what a strange day that was......scumbags are everywhere
