    Thanks to all of your for all this awesome information - I've already emailed her the link to this thread, so she'll be fully clued in.

    She'll be attending NYU in the fall. So I would imagine, the best financial deal she can get (weighing all her options) would be ideal. Although I don't know for sure.

    NYU housing might be the cheapest and best option, actually.

    Also, she should get one of those lists of non-fee apartments, i forget how to get one, though.

    Sorry it took me so long to respond, have been in London for work.

    Her best option is going to be the NYU housing bulletin lists. When I first moved to NYC, I found a $975 studio at 57th/8th through the Columbia b-school list.... Granted, it was 150sq. feet, had tons of roaches, and could not fit a full-sized bed in it, but it was a place of my own, and close to the park! Also found my current 1br from school list sites as well.

    The best part is that students are always going away, leaving for a semester, failing out (!!!), so she might get lucky and find someone breaking their lease and not have to pay a broker's fee that way... same goes for a long-term sublet.

    Also, I know a couple good brokers who do rentals. already referred one mag and he apparently helped him find a nice place, so if you want his info, let me know.

    Will had some good advice- real estate in NYC is a blood sport. She has to be decisive and have liquid $$ on hand for a huge fee up front... 1st mo, last mo, security, and if she gets hit with a fee, can be up to 7k up front...

    Basically, if she has the time and motivation, she can luck into a good deal. It's going to be a lot of work and "pounding pavement," but it can be done.

    MIGHT, MAYBE have a line on a place right at NYU (Sheridan Sq. area) with a roommate for around $1000, but the roommate is a known quantity and might be gone most of the winter. PM me and I'll let you know when I know.

Available space includes a large bedroom with huge walk-in closet (with built-in shelves and drawers) plus second room ideal for office/study. House features backyard, original details, and tastefully furnished common areas (including living room and formal dining room). Close to all major subway lines. Female housemate preferred; pets welcome on case-by-case basis (they’d need to be able to co-exist with the current pooch of the house, a male border collie mix). Available August 1, 2006, through May 31, 2007 (with some flexibility on dates). Rent is $1100/mth (plus share of utilities – but you don't pay heat); one-month security deposit. References preferred.

    No way i actually applied to work at Ardor last month.......think i'm going to do the commercial side of real estate though....small world


    Just to add to all the other insightful mags, i too am apt searching in NYC and yeah roomates are the way to go - i have two friends who got a place in the low 80s east side for under a grand spliting the costs.......i'm looking to snatch a walkup penthouse with private roof deck for around $1,300 each (3 of us)......definately some deals out there for people willing to split.....

    Oh and what bklyntrayc mentioned, be careful of crazy agents with 15% fees on craiglist.....if you go straight to the management companies you can save the fees and hassle.....but be prepared to snatch something fast cause the market is crazy here right now....1% vacancy rate i'm hearing.....
