    No not from here, you could only be so lucky.

    With my life. Making an offer on 5 acres this evening for my new house. I have done my homework and have a fair offer in mind. Might be to far apart with the seller, but we'll see.

    Wish me luck and wish him good sense to see that my offer is fair.

    Just make the offer pleasantly and walk away. Don't get emotional and don't get in a debate. If he wants to counter, fine, see what the counter is, but if you stay cool it will most likely work out for you.

    Our last house, the guy literally laughed when I made the offer. 3 months later he called me back and I made a new, even lower offer. He took it.

    Our current house we made an offer on the land, the lady who owned it countered by coming down ONE DOLLAR. We walked away, a couple months later we owned the property for what we thought it was worth.

    Cool is the rule.

    It's anywhere, man. If you become emotionally invested before you buy, you will overpay. Stay detached and clinical and you will do fine.

    When my sister was selling her piece of land I had a low ball offer. She told The realtor she wasn't even going to respond. That got their attention and the two parties eventually mad a deal, but for much higher than the original offer.
