    THE Metal Roof Thread

    So we took a wind hit on our 22 year old concrete tile roof. Waiting on insurance to fight us and settle. Looking to go metal this round.
    Anyone have experience with stone coated metal barrel tile style roofs? I am looking to maintain the look of the house, but add a ton of efficiency. This will be a $80k+ job, so I am looking to get actual ROI out of it. Being in FL, I can block off all soffits, and not do any venting. The AC handlers in the attic all leak anyway (even new they leak top to 30%), so the attic will become conditioned space. The metal roof bounces 90% of the UV heat back into the atmosphere, and I will have R factor foam put under the tile on top of the underlayment. This should cut our energy bill a ton. We also have 2 new 20 SEER variable speed AC units. Expecting to cut our power bill by about 40%, so real life ROI that we can measure.

    Anyone have this kind of metal roof? How you like it?

    At $80k it's going to be a long ass time before you see any ROI unless your cost per kwh is insanely high. What your doing makes sense and making that a conditioned space will be great for efficiency.

    Stone coated metal tiles came on the house we bought. Homeowner install, I'm told. Based on the other Easter eggs he left for us, the fact that these haven't leaked in the two years we've been here must say something good about the product.

    I'm guessing there are ways around it, but my biggest reservation with the way ours is installed is that the gasketed fasteners sit on the heavily textured surface, but they sit on a vertical face of the tile, so maybe no big deal.

    Roof was installed in 2011, I believe. A bit tricky to walk on. You can only really step on the leading downhill edge without bowing the tile (may not be a structural issue but it causes granule loss).

    Favorite thing about the roof is that it's a million times quieter than a regular metal roof.

    OP - can't speak to the type of metal roof you're asking about but I can say I love my metal roof. Put in on 15yrs ago with no regrets
