    Nah - 7% interest rates are going to tank the market waaaay before the drop in the bucket that is foreign ownership will have any appreciable affect.

    Recreational properties are supposed to be exempted anyway.

    Some are saying that as long as you aren’t in a major metropolitan area - your house is going to be recreational

    Rates aren't going to fuck anything except people who bought in 2020-2022 on a variable. Given the liberals creation of the gun ban, I wouldn't put it past them to flat out say "Fuck you if you're not Canadian/PR, you ain't buying shit".

    If you’re talking Lake Superior,OP needs to go to listen mountains. Big resort feel, while being in the middle of fucking no where. That place has like 4 mountains, and rocky terrain. He’ll whistler only has two mountains, I don’t see how they compare.

    sitting in the hot tub at bluefin bay next to lake superior when it's -30 out is nice....skiing is another matter but at least it's not coastal concrete at those temps.

    Rates ain't gona affect cash rich boomers but in any case I don't see the canadian gov being anywhere near that together, they will wait at least a decade before taking any action by which time we will all be speaking mandarin

    edit: I know a couple of local bro's who have bought a place in Niseako we ran into them maybe 5 yrs ago to do some skiing & touring, they like the place enough to invest and at least some of these guys are mining exploration types

    By my measure, it would have to average over 500” (inches, 1270 cm) per ‘season’. (Typically while lifts are spinning, but that’s a bit flexible).

    Great. That narrows the choices down to just a few resorts in North America (Alta, Targhee, Baker, and Alyeska are the only I can think of off the top of my head).

    Now we're getting somewhere. Baker and Alyeska might still have 300 inches at their summit in 2060, but it will be dirt at the base. Utah is supposed to add 2 million people by 2060. So looks like the OP is going to move in next to you in Driggs rideit.

    Low elevation is going to start being more of a problem. I was there in Jan 2020. The sun came out with some warm air and things started melting fast.

    Nobody knows this. There's expected to be what, like 1.5 degrees F growth in average temperatures between now and then globally. What that means for individual locations is unknown, but what is known is that there will still be variations each winter, with some being warmer and some being colder. So over the next 38 years the average snowline might go up 300' but that will be made up of good years and bad years. there will just be a few more bad years than before. And some areas will most likely end up with more moisture in a different climate.

    A Canadian university did a climate change impact on ski area study and concluded that in western Canada ski resorts will eventually open 3 weeks later than now and close 3 weeks sooner.

    Most local skiers in western Canada don't go skiing in big numbers until after Xmas and after spring break in late March most of the resorts turn into ghost towns and end up closing in early to mid April for lack of skiers, not lack of snow. So maybe they will one day close at the end of March for lack of snow...not a big deal.
