    No. The rich are going to survive well. If they were totally dependent on one stock, then maybe they're fucked. But, that's stupid. If you're all in one one investment, you deserve poverty.

    Yep. As a young man I could have bought a reasonable home there. But I was broke. Around 2010 I was sure I could afford a retirement condo. But was busy with family expenses. Now it’s out of reach.

    There is actually a ton of that, (within the confines of what is feasible without exercising eminent domaine land acquisition by the county).
    Just the overwhelming cost of building out projects like that without significant subsidies is the reality.
    That said, the amount of building right now by the county, habitat for humanity, the hospital, and other public/private partnership's is pretty insane right now.
    Does anyone know the actual numbers of non-market apartments/etc that have been built or are being built in the last 3 or 4 years?

    Pretty much my experience. They initially view us commoners the way we might view domesticated animals for our consumption - that is, they in most cases don’t even notice you, but when forced into company for one reason or another, they are usually polite and generous.

    The worst were the upper middle class. Penny pinchers, entitled, trying to buy their way up and didn’t care who they stepped on or over to get there. But as the old saying goes, you can buy title but you can’t buy class. Just ask ol’ Conrad Black.

    Interesting to read this thread after my own venture capital collapse of 2019 where I lost my life savings. Some of you know the story. But what this brings me to is how many uber-wealthy people I met along the way during that 5 years of being groomed by angels and pitching to different stages of investors. The Shark Tank might be an entertaining show for YouTube but in reality these guys are super genuine and earnestly interested in forming relationships that will last a lifetime... almost like extending the family. (No, not in the mafia sense... although I did witness that, too.)

    I've considered writing a book about the class differentiation and social infrastructures of the venture capital world of both private investors, and big corporations.

    When it comes down to me telling the story over dinner, or elaborating into the intricacies of how it all went down, sometimes people ask what I learned from it all. And as much as I love to say that I learned what I want out of life, who I want in it, and how I want to spend my time on earth... my most fun answer is "I learned how to ask for $20 million dollars knowing that I need a plan for that 20 that will include possibly going over budget to 50. And, asking for that money with confidence because you're going to be held accountable."

    I've never met an investor with a bad attitude, one that was rude, or one that looked down on me. They're called Angels for a reason. And if anything, the majority of them are waiting for me to call them again with a new plan.

    Most of them also don't think in terms of Time the way the working class does. "Just call me when you finish it. There is no deadline."

    I think when I was in Tahoe and was serving the vacationers I might have seen some sort of smugness. But I just don't see it that way anymore with the uber rich. On the contrary, I see a very clear vision of how they want to spend their lives truthfully with like-minded, healthy, and honest people that they trust with their kids' lives.

    No, they don't.

    It's all about taxes. If the tax structure here was hard on big money, it would fly away in it's Gulfstream or Blackhawk.

    It's more beautiful than 98% of the rest of the state so that's one reason.
    That there's a lot of like monied individuals here now and a decent airport and hospital is a big factor too.
    And most stay less than 4 weeks a year.
    Then there's the rate of return on the property, basically never goes down due to demand always outstripping supply.
    And then there's the clout and panache of saying 'we have a home in Jackson hole, or We're from Wyoming'...

    Money.

    Given the public's current fascination with the uber rich and shows like Shark Tank, I think that's a book that could sell really well.

    So I have a pretty wide-ranging group of friends, from dirtbags to private jet wealthy. In my experience the biggest differentiator is how the money was obtained. Those who made it on their own (and yes, sometimes that did include family help but they still put the real work in to take it to another level) are in general far more kind and generous. Those who inherited their wealth often need a reality check.

    And a serious +1 to much of the upper middle class being the most insufferable. Trying too hard.

    I wish you were right. I hope you are right. Plenty of other proposals for Stagecoach have all come and gone over the years. But sadly, I think It's going to happen, one way or another. Too much $$ involved this time & county wants the tax dollars. Hoping for a miracle, but, sadly the writing is on the wall for Stagecoach- I think the developers are really gonna ram this one through. One of the Discovery partners just bought a big-ass house up the road from me. Meeting on Monday with SPOA was heated:
