    i got rocked by hattie b’s this summer. full on tears and snot. one ‘damn hot’ chicken strip was all it took to make a scene. i basically drink chili paste with my asian food, too. homie at the counter tried to look out for me, but arrogance won again.

    Interesting choice. Fuck, UBS left an empty "largest trading floor in the world" right next to the train station, a train station that has express runs to Manhattan back and forth until late. And, yeah, plenty of prime real estate within a very close drive. That's why Benny took a job there ten years ago. Nice quality of life for NY metro. Better than dirty old LIC.

    Hot is the level I go for and I get the sandwich with slaw on it. Good heat and flavor without killing yourself. Buddy of mine got Shut The Cluck Up and it fucked his stomach all up.

    Bolton's has the hottest in town. I don't ever go there.

    When did the Hot Chicken thing become a thing. I dont remember it when I was there in the 80s, but I remember Catfish ( Uncle Buds) and all the great down home restaurants ( meat and 3 sides) places around Centennial park, but not the hot chicken.
    Even spent a year at Vandy in 90, no hot chicken

    Id say "Nashville Hot Chicken" popped up as a thing 7-10 years ago.

    It's always been here (Prince's and Bolton's) but not until the last decade have I seen it on menus in NYC and Aspen.

    I don't think Uncle Buds exists anymore. The one in Franklin has been a gun store for years.

    You know if a guy steals your wallet and gives you back $20 he didn't give you money. The money given to Amazon was simply the state taking less over time assuming they hired for all the jobs promised. NY was not stroking a check for $3billion. The fact Cortez thinks the state will now spend the $3billion on fixing up subways or giving it away shows she has no basic understanding of economics. The governor is already crying about a nearly $3billion shortfall in tax collections.
    Do I think its a disaster for NYC. probably not at all. However, I do think it's the case of a bridge too far with politicians pandering to a base eager to think sticking it to the man will result in the poor getting a piece. At the end of the day money goes where its treated best.

    Stiffing one project doesn't fix the problem, but handing out these "incentives" on a one-off basis is terrible public policy in the aggregate.

    We would be better off with lower rates / better provision of public services applied to everyone. Taxing some mom and pop operation at a higher rate than Amazon is stupid and perverse.

    Stating that he expected the property to be “bankrupt and vacant within the next two years,” Jeff Bezos, the founder of Amazon, announced on Thursday that the Mar-a-Lago club, in Palm Beach, Florida, would be the site of Amazon’s second headquarters.

    Bezos said that Mar-a-Lago was chosen from a list of soon-to-be-bankrupt properties, including the Trump National Golf Club Bedminster, Trump Turnberry, and the Trump International Hotel and Tower in Baku, Azerbaijan.

    The Amazon C.E.O. said that, after Amazon acquires Mar-a-Lago, the company will start working around the clock to remove the property’s hideous décor, which he fears could prove distracting to warehouse employees.

    At Mar-a-Lago, a longtime employee, who spoke on condition of anonymity, welcomed the Amazon move, stating, “This is one of the only places in the world where workplace conditions would improve if Amazon came in.”

    Another Mar-a-Lago employee, raising a question shared by many others, asked, “Does this mean we’ll start getting paid?”

    That is quite true. The best thing tax wise in NC is a 5.25% tax for everyone. It's pretty straightforward, earnings x5.25% is what you owe. no tax breaks for 529 contribuions, no breaks for boat registrations etc. There was some hand wringing the first year or two as people "owed" money, which was simply people losing deductions, but by and large its simple to figure out. You make more you pay more, you make a little you don't pay that much. standard deduction for married is 20k 10k single. So a single working person making 40k a year would pay $1550 or so a year. Seems a reasonable amount in exchange for a working government.

    NYC doesnt have a jobs problem or a business problem, but, it sure has a housing affordability problem, and Amazon would have made that a lot worse, just like in Seattle.

    Do Amazon insider types likes you know whether the NYC situation was anticipated or not? Ie, did the execs who were responsible for selecting NYC just get fired/admonished for not being ready for some fairly predictable/manageable local political pushback? Or is Jeff more like "haha, promotions for you guys! We knew that a few local NYC politicians and some AOC hipster types were gonna whine a little. jokes on them, whole 'HQ2 selection" process was just hype machine anyways. Now viriginia, TN (and Seattle) knows that we practice the pull out method"?

    It's weird that the most valuable company on the planet didn't research and anticipate the NYC thing. Or maybe they did...

    Well you'd hope they weren't that devious but on the other hand the pushback was pretty much the first thing I thought about when I heard about the LIC site and I ain't no genius. But what did it cost them? Nothing, basically. And if they scare VA and TN into meek compliance (pretty much a given in TN I'd say, somewhat less so in VA) there's a lot of upside for them.

    If I was a VA or TN politician I'd double down on demands but I bet that's not happening.

    I don't even know if I'd call it devious, just calculating. It is pretty impressive that they got that many incentives out of a state like NY in the first place. Andkn speaking of 'meek compliance', I loved watching Bezos just dominate National Enquirer and Pecker. Seems like AZ is an outfit that knows how to get its way. And like you said, this HQ2 game cost them nothing. And they now know that VA and Seattle won't fuck with their incentives in the future (the country bumpkins in TN were never going to be a challenge in the first place).

    Ritholtz is the man. He's right. And I wasn't even aware of the Amazon folks buying up condos in LIC before the announcement, although it figures. Hopefully they lose their shirts on the deal but it's probably only a small flesh wound for them.

    AS to the real Estate investment, they may not profit massively in the short term but NYC real Estate wont lose money.
    Did a terrorist attack in the heart of NYC ruin the market?
    No
    How about a global business melt down that came out of the NYC area?
    No

    Those LIC condos will increase in value, dont worry
