Ok, then there's the skis and clothes and tickets and all the others shit you need to ski, because, hell, that's why you're there, right? That shit isn't cheap. Then there's the usual stuff. Like, food. Maybe cable. Gotta have cable. You won't be out partying every night. Gotta pay the mortgage, right? Shots are expensive.

    So, you tell me. Does 60 grand cover that? 100 grand? Remember the IRS, dudes, they're first in line.

    Of course it doesn't.

    Because, if you survive and pay off the house, you won't have Jack when you're old, except for a crappy old house, like the rest of America right now. So, you wanna be 65, poor, still working, in a place made for young people and tourists? No.

Oh, maybe I built up to it over the years - you know, I bought less expensive homes starting in my 20s, saved, built up equity, bought up…etc., you know, what most people do over a lifetime.     and FWIW, there are a number of 2br condos in Summit County for well under $300k, and a few closer to $200k.

    I'll stick to Summit/Eagle because that is what you know (and I know).

    Your prices are a little high there buddy, unless you are looking to live in the actual resort. In which case, I recommend a nice Deed restricted (which those poor locals can do) and you can get at 3bd 2ba walk to the slopes for $200K

    You can find yourself plenty of 2bd places in Dillon, Silverthorne, Edwards, Alma, Eagle for mid 200K that are not deed restricted. Move to a more expensive market and yea 300s, but the mortgage on that 300K condo is less than rent these days.

    But realistically $400-500 for a decent single family home on the open market in Dillon/Silverthorn/Blue River, Edwards/Eaglevail/Eagle. I'm not looking at downtown Breck or East Vail, but neither are locals who are buying houses.

    There are some nice new construction deed restricted townhomes in Frisco in the 350-450 range.

    But most locals don't jump into a house and they don't mind doing a fixeruper (remember they probably have construction experience or 10 friends who actively do it and will cut them a deal). Locals might have a condo for a bit, build up equity and appreciation.... then they buy a house when they are married maybe with kids, come into that $425K house with $150K from their condo sale after owning for 10 years, and they are now paying $1550 a month on a 20 year note which is way cheaper than rent and very doable for a couple that is probably making $75K. A bank teller and a retail shop manager can pull that much money easy. If it is a Nurse and an Engineer, well, they are going to be quite comfortable.

    Or maybe they don't ever need a house. Yea maybe the same couple living in a condo would have a 3 bedroom Single Family in Kansas City, but they are happier in that condo and it is worth about the same. They are also OK being 10 minutes from the ski hill instead of staying the ski in/out condo you rent a month per year, but they also can ride their bike basically out their door, maybe walk down the street to throw on the XC skis in the winter or maybe throw their raft in during the summer and fish.

    Bottom line is the mountains are about trading some trappings of suburban/city life for quality of life and being able to live where you play and go outside basically every day. If you can't handle sacrifice, you better be rich.
