It's not just medical capacity, we are ALL supposed to stay as close to home as possible to limit the spread. I work in Denver normally, have family in Denver, and haven't been to Denver in 5 weeks. It's not my personal justification to keep people out of my personal enclave. FFS, have you been paying any attention at all? Maybe you're just gallivanting up and down the Front Range thinking it's ok because you're not going to the "mountains", but I'm not. And it's far from my own personal justification.

That'll change very soon. The EC commissioners are asking Polis to let them reopen sooner because the economy is hurting so bad. I think they realize that county residents alone can't support what they've got going. I have a feeling Eagle will open their trails to the general public in the next week or two.
It's not like it really matters, I lived there for a year and the trails were NEVER crowded. It's not a destination like Moab or Fruita, they don't want it to be. Just ask people to park in town and spread out, and it's all good. Plus, most of their trails are directional (not officially, but logically) so it's easy to keep distance when you ride there.

One way mountain towns could begin to reopen slowly is to require everyone walking around have masks, no hotels open and restaurants only for pickup. It keeps the crowds down to only day trippers, gives the local economies some ability to generate a little money, and allows for Frangers to get some access to the trails. Enforce no overflow parking at trailheads. Once the spaces are taken, that’s it...move on. Would keep trail use down at the more popular trails (ie Ten Mile Creek). Campgrounds can open but with social distancing and no overcrowding.
However, I can’t see how normal summer operations can exist without better news on the therapy, herd immunity or other. Assuming we move into “Stage 2” somewhat soon, I think we’ll be there indefinitely.
Hotels, rentals and full bar/restaurant operation is a no go, all those Disney rides at the mountains are a no go, and rental boats and golf are maybes. Other than hiking, biking, boating and fishing, what else is going to draw people up to areas like Summit County? There will be no festivals which I know are huge draws. No camps, no sitting at the Tiki Bar drinking the day away, no walking and shopping Breck Main St without distancing and masks.
I think I agree if you're suggesting that they keep the current restrictions in place, like takeout-only restaurants and no hotels, once the stay-at-home order is lifted?
As soon as people feel like they're given the 'all clear' to travel greater distances, counties close to Denver will see a MASSIVE influx of second home owners alone. That, plus the day trippers, could be enough to infuse some life into local economies, but also have the potential to cause big problems.

I know plenty of people that supplement their mountain house loans through STR income. It seems like the loss of three months of revenue, plus the potential for decreased bookings through the summer at a minimum, could force people into having to sell?

They might open short term rentals but I for one will not be renting, given you don’t know who was just in the place. Same with hotels. Not worth the risk to me. I’d rather camp up there and do day trips. Maybe more people will be less conservative and get the rental market going again.

Inventory will increase for sure. Most people who own STRs and 2nd homes aren't on a shoestring budget though. I think a lot of the inventory will come from all the new housing that is still being built. Drive through Silverthorne, Dillon, Keystone and there a ton of condo projects close to wrapping up and fully funded. It'll be interesting what that does to pricing since there'll probably be fewer local employees, at least in the short term, to buy these units.
Anyway, back to the weather, I can't wait for this warmup next week!
shoestring budget, maybe not. But many STR owners, even those who use their places a lot, do expect a few thousand to come in from big holidays. And if those folks also see a reduction in their front range incomes, that will result in many places on the market.
I don't know what will happen, there's a lot of ins and outs, lotta what have yous, but I do know that now is not the time to buy that vacation property, unless you have fuck you money.

This is one thing I don't understand. Why not allow overflow parking where it makes sense (ie., where it doesn't block traffic and/or emergency access)? Being outside on trails is about the safest thing you can do right now, and just because a parking lot is full doesn't mean the trails are even close to being full.
It would be nice to see a little flexibility on behalf of the open space rangers, etc., to accommodate for more trail traffic given the situation. God knows everyone else is adapting... but the rangers around here just post pictures of full parking lots on Twitter and bitch about illegally parked cars.
I agree. Like I said before, they've had problems with LL pass for many years. Why not just build more parking so people don't have to park in the road and block Semis? But that is hwy patrol's call up there.
I think at the trailheads, a lot of it comes down to the fact that the FS can't enforce any of it anyway because their funding has been cut.
But yeah, they have to start opening some shit back up soon or people are going to get tired of this shit and start really rebelling and causing damage.
It’s one thing if a lot of full but it’s another if there are three times the number of cars parked on nearby shoulders. Then I’d argue that particular trail is too crowded. Therefore limiting the crowd to just the parking lot, you have a means to keep hiking or biking traffic lighter so distancing can still occur. And I’m really just talking about the busier trailheads. I hear you though.
Going to be interesting at places like Mt Bierstadt.
Bierstadt has always been, and always will be, a shitshow. You can drive a UTV up that trail.
I intend to minimize any "popular" hikes/backpacks this summer. The more obscure, the better.

Polis moving CO from "stay at home" to "safer at home" on 4/27. Guidelines to be published shortly. I only caught some of his press conference (still going) but guessing skiing is not part of what is allowed given the 10pp max (6' still applies) in regards to social gatherings.

We’ve done a really good job as a community and what was a hot spot has cooled a ton. Props to our hospital, it’s staff, and the community for being on top of their shit. It has nothing to do with how bad it’s hurt the economy. If it were still as hot as it was esrly in, we’d still be closed. They aren’t opening it up to visitors yet, but it’ll allow folks to start getting back to work. It’s mud season now so nobody would be buying anything anyway. It’s a start. They will have to figure out what to do with visitors and 2nd home owners eventually, as well as summer operations at the resorts.
I’m still teaching 3rd grade thru the end of May and the wife is having micro fracture knee surgery on Thursday so we aren’t going anywhere anytime soon regardless.
