Formal dining room is between the kitchen and dinette (that's what we called them in Michigan) on one side and the living room on the other. One window which is shaded by trees, so it's dark. Fine for dinner--we eat there most nights when we're in town. The breakfast nook--if you prefer to call it that--gets morning sun and has windows on 2 sides. Much nicer for breakfast. Most of the houses in our neighborhood are similar--breakfast room designed to catch morning light. But nothing beats the back patio for eating--breakfast, lunch, and/or dinner depending on the season.

Drone yes. Flatirons views from most of the house and backyard, just not this week when photos were taken. Drone shot is about a year old.
Boulder real estate blows my freaking mind. 2.5 mill for a 1968 tract home with some trendy colors and good appliances. Get that paper and all but damn, that is nuts.

My father had the best advice when looking for a house, take that same home and drop it in Lincoln, NE or what ever other place bores the shit out of you, now what you spend? That and buy a south facing home in CO.
