Here's the crux, that prop. is about 3/4 a block from the Hospital; And right now they are one of the most motivated buyer/developers in town. And their pockets are deeper than almost anyone else who might be interested in this otherwise unspectacular offering.
Owner is looking at Hospital to buy and shooting for the moon. He's not unique.

Yup, I lived in his fourplex to the South of this place about 15 years ago. My current wife lived in his fourplex to the north of this place at the same time. The place to the north also used to be the old Wort brothel building long ago.

If you read the ad on Zillow he is pitching it as a workforce housing dev opportunity, which jives with Djongo's info re: the hospital. I saw that ad shared by another Jackson loc this morning and it sent me checking around on Zillow. I honestly thought this 3BR townhome for $4m was more astonishing.

Both of those places have been on the market since July. You can list your shithole for $100M if you want, doesn't mean it will sell for that.
Blaming realtors for housing prices seems like blaming the gas station owner for the price of oil. They're taking a cut but it's not like they're the ones driving the supply/demand curve.
